Restrictions on Daily Property Rentals Introduced in Ho Chi Minh City

At the beginning of 2025, new regulations restricting daily and hourly rentals of residential real estate came into force in Ho Chi Minh City. According to official decrees by city authorities, short-term rentals are permitted only in properties registered as tourist apartments.

The new measures aim to address issues related to public order violations, overcrowding of residential infrastructure, and deterioration of the quality of life in residential complexes. City authorities emphasized that residential buildings are intended exclusively for long-term living, and short-term rentals in non-compliant properties will be considered a legal violation.

An exception is made for projects originally designed and registered as tourist apartment complexes that meet established requirements and undergo regular certification.

The introduction of these new restrictions reflects a general trend toward regulating the rental market and raising safety and quality-of-life standards in Vietnam's major cities.
