Tuyen Quang: A Property Buyer's Guide

Tuyen Quang is a mountain province in the north-east better known for history and landscape than for real estate: it was the revolutionary capital during the war of independence, and since 2025 it is also the gateway to the Ha Giang loop.

On 1 July 2025 the province was merged with Ha Giang: 13,796 km² and about 1.87 million residents, administered from Minh Xuan. By area it is one of the largest provinces in the country, and almost entirely mountainous.

What matters on the Tuyen Quang market

There is no established housing market here for a foreign buyer. Building is low-rise and transactions are mostly land plots and houses on land, which the law does not allow foreigners to own: they may buy apartments and houses only inside commercial housing projects, and such projects essentially do not appear in this province. We list no properties in Tuyen Quang.

What is happening here

The region is betting on tourism: the merger put Ha Giang's karst plateaus and Tuyen Quang's revolutionary heritage sites into one province, and in May 2026 the local authorities adopted a dedicated tourism development programme through 2030. In the first half of 2026 the province received more than 2.09 million visitors. Road connectivity is improving too — the 64.5 km Tuyen Quang–Ha Giang expressway is being widened from two lanes to four, with works scheduled for 2026–2028.

What a foreign buyer should factor in

If northern Vietnam is what interests you, the realistic options for a foreigner are in Hanoi and Hai Phong, where projects with open quota and a working secondary market both exist. Tuyen Quang is worth a trip rather than a purchase: even on a good deal there would be almost nobody to sell to.
