Quy Nhon: A Property Buyer's Guide
Quy Nhon is a coastal city on the central shore that has spent the last few years turning into a small tech hub: FPT brought an IT campus here, and residential projects followed. The beaches are good and there are visibly fewer tourists than in Nha Trang or Da Nang.
Since 1 July 2025 Binh Dinh province has been merged with Gia Lai, and Quy Nhon has become the administrative centre of the new Gia Lai province — 21,577 km² and nearly 3.6 million residents, running from the coast up into the Central Highlands.
What matters on the Quy Nhon market
The city is growing towards the Nhon Hoi economic zone to the north-east, a strip between the sea and the lagoon where both industry and new neighbourhoods have been placed. Central Quy Nhon itself is compact, with a classic seafront and low-rise fabric. Phu Cat airport is 30 km north and is getting a second runway.
The growth engine: FPT AI City
The city's flagship project is FPT AI City on 93 hectares: an AI centre, a training zone and a residential quarter of roughly 2,100 units, started in August 2024 at around 4.3 trillion dong. In 2026 the provincial authorities designated the project eligible for home sales to foreign individuals and organisations — for Quy Nhon that is the rare case where a foreigner has something to buy here legally at all.
What a foreign buyer should factor in
This is a young market: supply comes one project at a time, there is effectively no secondary market, and the number of projects open to foreigners can be counted on one hand. Eligibility has to be confirmed against the specific provincial decision rather than the seller's word — those decisions are what open the quota.
